PM Awas Yojana Gramin (PMAY-G) is the central government scheme to provide pucca houses to homeless and kutcha house-dwelling families in rural India. Eligible families get financial assistance of Rs. 1.20 lakh in plain areas and Rs. 1.30 lakh in hilly and difficult terrain areas, paid in three instalments directly to their bank account.
Selection is based on the Socio-Economic and Caste Census (SECC) 2011 data. You cannot simply apply for the scheme. Either your name is already in the eligible list based on census data, or you need to go through an appeal process to get added.
How to Check the PMAY-G Beneficiary List
- Go to pmayg.nic.in.
- Click “Stakeholders” in the top menu and select “IAY/PMAYG Beneficiary”.
- On the next page, enter your Registration Number if you have one. If not, click “Search by Name”.
- For name search: select your State, District, Block, and Village from the dropdowns.
- Click “Search”. A list of beneficiaries from your village appears.
- Look for your name. If it appears with a green status, your house has been sanctioned or completed. A pending status means the process is still ongoing.
You can also check through the Awaas App available on Google Play Store. Log in with your registered mobile number to see your beneficiary details and instalment status.
Who Is Eligible for PMAY-G?
Eligibility is determined from the SECC 2011 data. Priority is given to:
- Households that are homeless or living in zero, one, or two room kutcha houses with kutcha walls and kutcha roof.
- Households with no adult member between 16 and 59 years.
- Households headed by a female with no adult male member between 16 and 59 years.
- Households with a disabled member and no able-bodied adult.
- SC and ST households.
- Households with no literate adult above 25 years.
- Manual scavenger families.
Families that own a motorised vehicle (car, tractor), have a government job, pay income tax, or own a refrigerator are automatically excluded.
How Are Houses Allotted? The Awaas+ Survey
After the SECC 2011 list was used for initial allotments, the government conducted the Awaas+ survey to identify genuine beneficiaries who may have been missed. If you were left out in the SECC list, you may have been covered under Awaas+ if your state conducted the survey in your area.
The final approved list is prepared by the Gram Sabha, vetted by Block and District officials, and uploaded to the PMAY-G portal. This multi-stage verification is what you see when you check the beneficiary list online.
Instalment Schedule: When Does the Money Come?
| Instalment | Amount (Plains) | Amount (Hills/NE States) | Condition |
|---|---|---|---|
| First | Rs. 40,000 | Rs. 43,333 | Sanctioned after Gram Sabha approval. |
| Second | Rs. 40,000 | Rs. 43,333 | After lintel level (roof beam level) construction verified by geotagged photo. |
| Third | Rs. 40,000 | Rs. 43,334 | On completion of the house verified by the Block officer. |
In addition, beneficiaries get Rs. 12,000 from MGNREGA for labour cost for 90 or 95 person-days of work on the house construction, and support for a toilet under Swachh Bharat Mission.
What to Do If Your Name Is Not on the Beneficiary List
If you are genuinely eligible but your name is missing, here are the steps:
- Visit your Gram Panchayat office and request to see the Awaas+ survey list. Check if you are listed there.
- If not listed anywhere, speak to your Gram Sabha members. They have the authority to recommend additions for genuine cases.
- Submit a written representation to your Block Development Officer (BDO) with details of your family, house condition, and SECC household ID if you have it.
- If the BDO does not act, file a complaint through the PMAY-G grievance portal at pmayg.nic.in under the “Public Grievance” section.
- You can also file an RTI asking for the criteria used to select or reject your household in the Awaas+ survey.
PMAY-G 2.0: What Has Changed?
The government extended PMAY-G in 2024 with a target of 2 crore additional houses by 2028-29. Under the extended scheme:
- The financial assistance has been enhanced in some categories.
- A fresh survey is being conducted to identify leftover eligible households.
- Digital geo-tagging of each house at different construction stages is now mandatory for each instalment release.
- An end-to-end digital process from survey to payment means you can track every step on the PMAY-G portal or Awaas App.
Frequently Asked Questions
My name is on the list but I have not received the first instalment. What should I do?
First check that your bank account is linked to your Aadhaar and that the account details in the PMAY-G system are correct. Go to the Block office and ask them to verify the bank account seeding in the PFMS portal. Incorrect account numbers are the most common reason for payment delays.
Can I build the house anywhere or is there a plot requirement?
You must build the house on land that belongs to you or is provided to you by the government under a housing scheme. You cannot use the PMAY-G funds to construct on encroached or disputed land. If you do not own land, contact your Gram Panchayat about the availability of government-allocated house plots.
Is there a time limit to complete construction after the first instalment?
Yes. The house must typically be completed within 12 months of the first instalment. Delays beyond this period attract scrutiny by the Block office. In genuine hardship cases (illness, natural disaster), an extension can be applied for through the Panchayat. Houses left incomplete for too long may result in recovery of the instalment already paid.
